SALE OPTIONS

There are three principle options for the sale of ground rent assets notably:


Conventional


This is the sale of the freehold once all of the leases have been granted and typically involves the issue of Section V Notices to the lessees, giving them a two month period in which to confirm whether they wish to purchase the freehold at a stated value. In the vast majority of cases, the leaseholders do not wish to purchase and the freeholder is therefore able to proceed and complete the sale.


Deferred Completion


By early marketing of the freehold of a development, an exchange may be achieved prior to the sale of 50% of the leasehold units. In this case Section V Notices are not required and completion of the freehold sale may take place as soon as the last leasehold unit has completed, without referral to the leaseholders.


Early Funded


There is potential to achieve a sale of the freehold very early in the development process which can provide a valuable source of development finance.
