THE PROCESS

Certain information is needed in order to maximise investor interest.


Ground Rent Market will advise on the requirements, however they principally comprise:

 

    • Typical individual  lease
    • Management company lease (as applicable)
    • Details of latest buildings insurance cover and premium paid
    • Confirmation of annual ground rent income
    • Brief details of the development and building - location, date completed, no of units etc.
    • Ideally, if newly built, any original sales literature that might have been produced or images of the completed scheme.       

 

On receipt of instruction, but without any obligation, Ground Rent Market will take the opportunity to the market and receive confirmed deliverable offers.

 

These offers are analysed and summarised for consideration and approval. If, in the unlikely event  the highest is not better than any that may have been previously obtained directly by the client , Ground Rent Market will take no further part in the sale process, and the client can be reassured that their own offer represents good value.

 

Subject to Ground Rent Market providing an acceptable offer Heads of Terms will be agreed and solicitors instructed. Ground Rent Market will continue to provide assistance and advice throughout the sale process to ensure that the transaction completes as swiftly as possible.
